ALTA/NSPS Land Title Surveys

Quality. LJA has extensive experience performing American Land Title Association/National Society of Professional Surveyors (ALTA/NSPS) land title surveys ranging from small commercial sites to large industrial petrochemical plants. LJA’s decades-long history performing these types of surveys renders us highly qualified in the successful delivery of ALTA/NSPS land title surveys.

LJA was hired by a large chemical company to prepare ALTA surveys of three large chemical plants located along the Texas Gulf Coast. The facilities covered vast areas of land ranging from improved industrial complexes to low lying marsh and waterway frontage. The surveys, being conducted for a pending transaction, presented challenges unique to industrial plant facilities, including a complex title history of multiple tracts, lease terms and conditions, covenant agreements, and multiple easements. We utilized aerial photogrammetry where practical, to locate and show improvements with supplemental on-the-ground surveys to physically verify locations in relationship to property boundaries, measuring building heights and square footage, and ensuring quality control and quality assurance.

Projects for security-sensitive facilities require extensive and ongoing coordination between management and field crews who must pass background checks and drug screening, undergo specific safety training, and possess a Transportation Worker’s Identification Card to gain access to the plant site. As crews conduct field surveys to establish survey control, locate and delineate boundaries, and verify improvements, special entry permits must be obtained daily for different areas of the facilities.
